What is a home inspection?

A home inspection is a vital piece of the home buying process, it is a visual, non-invasive examination of the condition of a home. An inspection focuses on major components of a home and their present condition rather than cosmetic issues and building code. 

Major components include: roofing, structure, exterior, interior, insulation and ventilation, electrical, heating and air conditioning and plumbing.

Septic systems and wells require evaluation by a specialist separate from the home inspector.

Types of home inspections

Pre-purchase: The buyer will have the house they are interested in inspected to reduce the risk of unexpected and costly surprises. 

Pre-listing: The seller will have their home inspected prior to listing. This will give them the opportunity to correct any deficiencies to increase the value of the home. 

Re-inspections: If the seller of the home chooses to remedy any defects found during an initial inspection a re-inspection is recommended. The inspector will return to the property to take a second look at the components in question, ensuring that the improvements have been correctly completed. 

Annual Maintenance: Protect your investment with an annual inspection of your homes structural components. HVAC systems should be serviced annually by a specialist. 

What to expect 

Once your inspection has been booked you will receive an inspection agreement to review. Your agreement must be signed prior to the start of the inspection.

The inspection will take anywhere between 3-5 hours. The last 30 minutes of the inspection is a good time to review some of the items that were found. You will receive your report electronically. It is very important for you to review your report so you can make the best decision for yourself and your family.
